INTRODUCTORY TEXT
Ponderosa Park has to develop an extension of Noble Fir at the Douglas Fir end. (See attached small drawing) This is the area where the main water line extends from the storage tank to the main system of the Park. The street has never been developed and at this time there are people living in the area that this street would serve. This would also provide developed access to lots 25 and 24.
The cost of the improvements are estimated at $9,000.00. This would cover the cost of a small amount of clearing and the installation of a rock base. The street would be allowed to be driven on for one year allowing for settlement and then at that time a gravel surface would be installed. The Board is proposing to use money from our savings account as Capital Improvement funds to pay for the construction. At this time we have a little over $40,000.00 in savings. This would not impact our maintenance budget for 2009 - 2010.

It is very complicated. There was never any county involvement. I was asked for a 20 foot wide road, base gravel only. When we started work there were trees we went around, other obstacles in the way like power boxes and water boxes and no ditches were put in. We talked onsite during construction about the need for ditches and he felt there was no water problem and none were needed as it would take another ten to fifteen feet wider to accomplish on the uphill side and or tree removal on the lower side. The route we took was approved by Park President before base gravel was applied. The gravel base amount was based on a number of yards that Dave came up with. Which were applied per load up to approval. None of the roads in the park were built to any higher specs even when plat was done. If we push this issue these are private roads in an already existing plat that was approved by the county.
